Moshavim

In the past 15 years, the moshavim in the central part of Israel have evolved from agricultural settlements into exclusive communities, featuring luxury properties and villas with swimming pools, tennis courts, and even horse ranches. Moshav-meshek home-buyers are searching for peace and tranquility, a country atmosphere, and a dream home in a location where community life is still important, (and where people know their neighbors). Farms usually consist of 25-30 dunams (25,000-30,000 meters) of land. Zone A is the part of the farm surrounding the house. Zone B is agricultural land on the outskirts of the moshav. 2 homes can be built on the first 2.5-3 dunams of Zone A. Lot sizes in Zone A can vary from 1.5 to 15 dunams and more. Prices depend on proximity to major cities, especially Tel Aviv; another factor affecting price is whether Zones A and B are adjacent to one another, which is rare. The moshavim most in demand are those in the Sharon region and the Central region, close to Tel Aviv. These include Rishpon, Kfar Azar, B'nei Tzion, Batzra, Sde Varburg, Mishmar Hashiva, and Udim. A "nachala" or farm on a moshav offers the Israeli home-seeker the opportunity to build a large, spacious home with extensive gardens, a swimming pool, guest house, tennis courts, and stables. Prices of moshav properties have increased dramatically in the last twenty years.
