• A basement is permitted, concentrating all service areas except for covered parking. • Two houses can be built on 1400m. plots.. Minimum distance between buildings: 12 feet • Pools: Private swimming pool can be built, and cannot exceed 12% of the size of the plot. Permitted volume 150 cubes. • Houses with pitched roofs: 60% of the built-up area (main + service areas) must be on the ground floor, and the rest on the first floor. In any case the first floor cannot be more than 80 m². In houses with a flat roof, at least 50% the entire built -up area above ground (main + service areas) must be on the ground floor, and the rest on the first floor. • The pitched roof height cannot exceed 8.5 meters. Permitted flat roof height 7 meters at most. Permitted ground floor height 5 meters at most (one-story building and two stories). • Two parking spaces per plot. • Residential Zone - It is possible to construct on an additional 6% of the lot, subject to payment of betterment tax. |
